FAQs for Landlords Listing with Jamaica plain Rentals & Sales

It has become standard practice in the neighborhoods around Jamaica Plain to require 3 months’ rent up front. These are typically first month’s rent, last month’s rent or security deposit, and the broker fee.

95% of the time it costs you nothing to list with us! The tenants generally will pay the broker fee in a rental transaction. However, some landlords like to pay a portion of the broker fee in order to make their listing stand out amongst the competition. This is most common in the “off season” months of November – February.  

Holding a security deposit can be a comforting feeling to ensure you can pay for any damages after a tenant leaves, but it can also leave you vulnerable to lawsuit if not properly documented. Let us help you with the proper security deposit documentation. 

Generally, the first step in our listing process is to set up a time for an in person meeting, usually at your rental property. We treat our landlord clients like family, and getting to know them and what is best for them is an important first step. This also gives us the opportunity to view your property, and let you ask us any questions you might have.

    • We take high quality, wide angle photos and edit to enhance listing appearance
    • We can create 3D virtual tours of your apartment in house
    • Create custom detailed listings on several platforms; Zillow, Trulia, Hotpads, Craigslist, apartments.com, MLS, and more
  • Scheduling and coordinating showings between potential and current tenants
  • Vetting and screening potential tenants during the application process
    • Verify employment, income, and debt levels
    • Hard credit check on all applicants
    • Contact and verify landlord references
    • Criminal and eviction checks (optional)
  • Lease Preparation and Execution
    • All lease drafts are sent to Landlord for review and approval prior to sending to Tenant
    • Lease is sent to tenants once approved for signature
    • If there is a security deposit, we also provide W-9s to tenants for signature.
    • Use of Adobesign for digital signature (or can obtain physical signature if preferable)
    • Collecting move-in costs due with the lease agreement and providing to Landlord upon receipt
  • Move-in and Move-Out Coordination
    • Collecting prior tenant keys upon move-out and coordinating move-out plans
    • Providing new keys to tenants and coordinating move-in plans
