1 Initial consultation with your agent – We will take the time to get to know you so we can create a plan for  listing your home that will achieve your goals. We will discuss your timeline and future living/investment plans, and do a full comparative market analysis to determine your home’s value. 

2 Prepping your home – Next we will walk through your home and evaluate any areas of recommended improvement to ensure your home shows as desirably as possible. Recommendations may range from simple decluttering and rearranging furniture, to a fresh coat of paint or improvements to curb appeal like yard cleanup or new plantings. We will discuss what improvements make the most sense financially to ensure you do not spend money that you will not recoup through your sale

3 Listing your home – Once your home is ready to be shown, we will take some beautiful pictures as well as a 3D virtual walkthrough tour. We will post your listing on MLS and several other third party websites like Redfin, Zillow and Realtor.com to ensure your listing will be easily visible to anyone looking for a home in the area. 

4 Open house – It’s time to let the world in to see your home! We will schedule open houses for both the public and other real estate brokers to come see the listing. These will be promoted through our social media channels, as well as through local professional connections. 

5 Receive an offer – Once you receive an offer (or multiple offers!), your agent will help you review  and prioritize. The offer with the biggest sale price does not always mean it is your best option. Your agent will help you recognize any potential pitfalls or red flags in an offer, such as certain contingencies that could complicate or even prevent you from getting to the closing

6 Prepare for closing – After the Purchase and Sale agreement is signed, your agent will monitor all contingency deadlines and get any final inspections (smoke alarms, final water reading, etc.) taken care of. Your attorney will prepare the deed and other closing documents, and finalize the funds that need to be transferred in order to close.

Closing day – Your agent will set up a final walkthrough of the property with the buyer, then it’s off to the closing attorney’s office. There, the closing documents will already have been prepared to sign by both the buyer and seller, the remaining funds are exchanged, and you will hand off the keys. Congratulations, you just sold your home!
